April 2021 Fourplex of the Month

The First Street Apartments located at 3521 East 1st Street Long Beach, CA 90803

Located in historic Bluff Park, our backyard, and one of Long Beach’s most charming upscale neighborhoods, you’ll find this beautiful English Tudor Manor fourplex, the First Street Apartments. This fourplex, built in 1927, maintains its charming craftsmanship and is located in a path of growth making it a very unique and valuable property.

The Location: Bluff Park District

The borders of the district run roughly from East Ocean Boulevard on the south to East Broadway on the north, and from Junipero Avenue on the west to Loma Avenue on the east. The area was named for its proximity to Bluff Park, which is a 25-acre area (100,000 square meters) south of E. Ocean Boulevard and atop the tall bluff overlooking the sandy beach of the Pacific Ocean.

A replica of the Lone Sailor Statue resides in Bluff Park as a tribute to Long Beach’s naval history.

Bluff Park consists mostly of single-family and multi-family houses constructed between 1903 and 1949. Located along the ocean bluffs, large two-story Craftsman Bungalows and Period Revival styles predominate with a mix of other significant architectural styles.

On July 20, 1982, it became the 2nd neighborhood to be given historic landmark status by the city. Residents of the neighborhood played a key role in the initiation of the city’s historic preservation movement. Bluff Park is frequented by joggers, strollers, and dog walkers and is an amazing place to kick back and enjoy the sun.

The Property: First Street Apartments

The 1st Street apartments are located just one block from the ocean and minutes from the vibrant Downtown Long Beach community, 2nd Street boutique shopping, abundant restaurants, and the ocean and bay water activities.

This Tudor Manor styled architecture dates back to the 1,485 to 1,558, when craftsmen built sophisticated two-toned manor homes with a combination of renaissance and gothic design elements. The revitalization of this design began in the 1890s and lasted through the 1940s and the majority of these homes are located in the northern US as their face is ideal for colder climates. This property is truly a slice of English residency.

This 4-plex has a 5,000 sf lot with 5,284 sf in living space. The unit composition is (3) 2 bedrooms, 1 bathroom (1200 sf) with a formal dining room and in-unit laundry, and (1) 1 bedroom, 1 bathroom (1,800 sf) with an expansive private loft master suite with a full bath, walk-in closet and sitting area, fireplace, and skylights. Step back in time and enjoy the craftsmanship that this English Tudor Manor 4-plex has to offer.

Currently there are five 4-plexes on the market and one in escrow at $1,950,000 in the 90803 zip code.

Year-to-date, there have been two 4-plex sales in the 90803 zip code.

The average sales price of the fourplexes in this area in 2020 was $1,756,667.

We chose this fourplex because of its charming Tudor architecture and its amazing location. We also appreciate property that provides maximum value to its residents, and we want to commend the owners who make it all possible by continually renovating and improving the property.
